Real Estate And Property Litigation

Cornish Law LLC has developed a unique ability to protect the interests of its clients involving disputes over immovable property and establishing our clients’ interests in property. We represent landowners and businesses for all real property matters.

Tax Delinquent and Blighted Properties

We have developed strategic methods to assist our clients with tax sale, adjudicated, and blighted properties. Many times, the owners of these properties have failed to pay property taxes for a number of years. Louisiana’s unique tax sale and adverse possession laws make it possible for another individual to become owner. Liens, encumbrances, judgments and mortgages usually cloud the title on these properties. This prevents good title from transferring to those who have acquired rights in the property. Cornish Law LLC will “quiet title” by taking legal action to settle competing claims to ownership. This will enable the property to be sold at fair market value and placed back into the stream of commerce.

Property Transfers

We represent buyers and sellers in the acquisition and disposition of real estate, including commercial and residential properties. We are diligent in expediting the closing process regardless of how simple or complex the type of transaction. Cornish Law LLC assists its clients with complex transactions by providing specific contracts to suit their needs, such as agreements for the sale and purchase of mixed use units, counteroffers, letters of intent to purchase commercial real estate, and quitclaim deeds.

Document Drafting

Cornish Law LLC prepares acts of sale, leases and rental agreements, purchase contracts, and financing agreements.

Cornish Law LLC helps clients negotiate terms and conditions of all transactions. If you prefer to negotiate your own deals, we offer services to review the terms and conditions of your transactions to make sure your contract can be legally enforced.

Transaction Review

Cornish Law LLC reviews and provides advice for real estate transactions, including examining legal titles and any contracts or other documents involved in the transaction. Allow us to spot issues that you may not recognize to make sure you do not fall into any unseen legal traps.

Cornish Law LLC will draft legal pleadings to file with the Judge, participate in hearings and trial, and file all necessary appeals, including bargaining with opposing counsel to try and work out settlement agreements, including, but not limited to foreclosure defense, property damage, and ownership disputes.
